These terms apply to the use of this website and to villa bookings and other services of PT Bali Estate Partners ("Bali Estate Partners", "we"). By using the website or booking a villa, you agree to them.
1. Information on the website
We describe our villas as accurately as possible. Photos, furniture and surroundings can change slightly over time. Prices can change until a booking is confirmed. Prices converted into another currency (shown with "≈") are approximate; the price in the villa's own currency applies.
2. Enquiries and bookings
- Sending an enquiry or a WhatsApp message is not yet a booking. We first confirm availability and the total price.
- A booking is confirmed once you have paid a deposit of 30% of the total price.
- The remaining balance is due 14 days before arrival, unless agreed otherwise in writing.
- Monthly prices apply to stays of 30 nights or more.
3. Cancellation
- Cancellation 30 days or more before check-in: full refund of the deposit.
- Cancellation 14–29 days before check-in: 50% of the deposit is refunded.
- Cancellation less than 14 days before check-in, or no-show: no refund.
If we have to cancel your booking for reasons beyond your control, we will offer a comparable villa or refund everything you paid.
4. Your stay
- Check-in from 14:00, check-out by 11:00.
- All guests must show a valid passport or ID at check-in. Indonesian law requires us to register foreign guests.
- The number of guests may not exceed the number confirmed in your booking.
- Please respect the house rules, the neighbours and local customs. Damage caused during the stay may be charged.
5. Villas for sale
Sale listings are for information only and are not a binding offer. Details such as land size, permits, ownership type and remaining lease years must be verified before any purchase. Foreign buyers should get independent legal advice; transfers are made through a licensed notary (PPAT). Nothing on this website is legal or tax advice.
6. Villa management
Villa management services are provided on the basis of a separate written agreement with the villa owner.
7. Guest reviews
Reviews must be about a real stay and be honest, respectful and free of personal data of others, advertising and links. We check every review before it is published and may refuse reviews that do not follow these rules. We do not change the meaning of a review.
8. Liability
To the extent permitted by law, we are not liable for indirect damage or for events outside our control, such as natural events, government measures or interruptions of public services. Nothing in these terms limits rights you have under Indonesian consumer protection law.
9. Intellectual property
Texts, photos, videos and the logo on this website may not be copied without our permission.
10. Applicable law and language
These terms are governed by the law of the Republic of Indonesia. We will first try to solve any dispute together; if that is not possible, the District Court of Denpasar has jurisdiction. These terms are available in Bahasa Indonesia and English; if the versions differ, the Indonesian version prevails.
